Nxtra's Kolkata facility at Bengal Silicon Valley in New Town was announced on 22 November 2022 as a 25 MW, ₹600 crore hyperscale site — the largest in East India and the company's first large facility in the region. It was to be operational by 2024. As of October 2026 the picture is genuinely unresolved: some trackers list it commissioned and live at 10 MW of IT power, others still show it under construction, and the 25 MW figure has never been reached in any published account.

2Capacity reconciliation

Here the discrepancy is not between two capacity claims. It is between capacity claimed and capacity evidenced.

25 MWannounced capacity, Nov 2022announced15.5 MWgross power implied by 10 MW IT at PUE 1.55derived10 MWIT power listed as live in a 2026 provider overviewliveThe 25 MW has never been withdrawn, but no source puts 25 MW of IT load in service. At a stated PUE of 1.55, 10 MW of IT implies about 15.5 MW of facility power.
Figure 1Three views of the same facility. 25 MW was announced in 2022. The 15.5 MW figure is derived, not sourced: 10 MW of IT load at the reported PUE of 1.55 implies about 15.5 MW of facility power. 10 MW is the IT power a 2026 provider overview lists as live.

Gridvik read — a phasing story, not a contradiction

The most likely explanation is phased delivery, which is how every other Nxtra campus has been built. A 25 MW building is commissioned in blocks; 10 MW of IT load in service with 25 MW of design capacity is normal, not an error.

But Gridvik will not assert it. The operator has published no commissioning release for Kolkata, and the registry's status field stays unverified until one appears. Use 10 MW IT for anything operational and 25 MW for the design ceiling, and label the basis every time — exactly as this page does.

The 12 MW gap between 25 MW announced and 10 MW in service is 15 MW of unbuilt or unoccupied capacity. For a vendor, that gap is the opportunity; for a buyer of market intelligence, it is a caution against treating any single announced MW figure as live.

3Status — the conflict, laid out

Five independent trackers, five different answers. None of them is obviously wrong, which is the interesting part.

Commissioned
One major directory states the facility has been commissioned, with no leasable power under construction and no plans to add additional leasable power — implying the whole building is done
Live at 10 MW IT
A provider-overview listing states the site is live with 10 MW of IT power and a March 2026 ready-for-service date
Built 2025, PUE 1.55
Another tracker records a 2025 build year and a PUE of 1.55, which implies operation but not full capacity
Under construction
Two market trackers still list the project as under construction, one giving a 2026–27 completion window
Operational within six months
Local Kolkata coverage from late March 2026 reported the facility as expected operational within six months — which points to commissioning around September 2026, after most of the tracker entries were written
No operator statement
Nxtra and Airtel have published no Kolkata commissioning press release that Gridvik can locate, unlike Chennai (2021) and Hyderabad (2024)
Why the operator's silence is itself information

Airtel announces commissioning. It did so for Chennai in November 2021 and for Hyderabad in October 2024, with capacity, size and tenant detail. The absence of an equivalent Kolkata release is a real signal, even if a weak one: either commissioning has been partial enough not to merit a release, or it is still imminent.

This is exactly the pattern Gridvik exists to surface. Aggregated trackers copy each other's stale entries; the primary disclosure channel is silent. The honest answer is that the building is very likely complete or near-complete and partly or fully in service, and that nobody has published a commissioning release.

4Site and build

Address
Bengal Silicon Valley, Action Area II, New Town, Kolkata, West Bengal
Plot
2.85 acres
Built-up area
About 150,000 sq ft, or roughly 13,900 sq m
Rack capacity
About 1,500 racks
Design
Hyperscale, built as a green facility from inception, sourcing clean energy for operations
PUE
1.55 per third-party tracking. Not confirmed by the operator
Tenancy
Colocation. Target users stated at announcement: enterprises across east and north-east India, global cloud players, and SAARC-country customers
Connectivity logic
The site exists to serve a region with very little hyperscale capacity. Kolkata had essentially no large commercial data-centre supply before this build, which is why Nxtra positioned it as first-mover rather than capacity-led
Energy
Green energy from inception. Nxtra has committed to net zero by 2031 and had procured more than 180,000 MWh of renewable energy at the time of announcement
What is not public
Power distribution redundancy, UPS autonomy, fuel autonomy, rack density, chiller architecture, substation rating, and any tenant name

5Timeline

  • Nxtra commences construction at New Town, Kolkata — ₹600 crore, 25 MW, 2.85 acres. Described as its largest facility in East India and its 13th large data centre, alongside 120 edge sites.
  • Target commissioning year 2024, publicly repeated by Airtel, ET Telecom, Livemint, The Hindu, DatacenterDynamics and the trade press.
  • Local Kolkata coverage reports the facility as expected to be operational within six months.
  • A provider overview lists the site as live with 10 MW of IT power and a March 2026 ready-for-service date.
  • Third-party trackers record build year 2025 and PUE 1.55, while two market trackers continue to list the project as under construction with a 2026–27 window.
  • No operator commissioning release located. Registry status remains unverified. The 25 MW design capacity has not been reported as fully in service anywhere

6Procurement

Read this before the table

If the facility is commissioned, the base build packages are placed and the remaining opportunity is fit-out of the unoccupied balance and any expansion. That distinction is worth ₹ hundreds of crores in equipment, and the public record does not settle it. Everything below is a Gridvik estimate.

Procurement window and scope
Gridvik assessment · 22 Oct 2026
Order window
Uncertain, and that is the finding. If 10 MW of IT is live against a 25 MW design, roughly 15 MW of fit-out remains — the most likely live opportunity at this site. If the site is fully commissioned, the window has closed. Gridvik cannot resolve which from public sources.
Procurement heat
Low to medium. A single 25 MW regional facility, largely built, with no published expansion. It is not a repeat-buyer account in the way the Chennai or Mumbai campuses are.
Who buys
Nxtra Data Limited centrally, executing in Kolkata. As a Bharti Airtel subsidiary the buying process is corporate and documented rather than site-autonomous
DG / gensets (indicative)
At 25 MW design with N+1 redundancy, roughly 20–24 gensets of 2,000–2,250 kVA class are implied. If the site is live at 10 MW of IT, roughly 8–10 of those units are placed and the balance is future fit-out
UPS (indicative)
N+1 or N+N centralised plant, consistent with Nxtra's newer builds. Sizes unpublished
Cooling (indicative)
Air-cooled chilled water with CRAH units is the expected basis for a 2022-vintage enterprise colocation build. A PUE of 1.55 is consistent with that. No liquid-cooling design has been published for this site
Categories in scope
DG and gensets to CPCB IV+ · UPS · LV/MV switchgear · PDUs and busway · chillers and CRAH · racking and containment · structured cabling · fire detection and suppression · BMS/DCIM · fuel storage · security

7Assumptions and method

What is sourced
Announced capacity, investment, plot area, built-up area, rack count, groundbreaking date, target year, PUE, energy commitments, and every conflicting status claim
What is derived
Only the procurement section, and the 15.5 MW gross-power figure which is labelled derived on the chart and in the table
Capacity figure used
25 MW design, 10 MW IT reported in service. Both are carried, neither is presented as the other
Status handling
The registry keeps the stage as unverified rather than picking a tracker. The conflict is published instead of resolved, because resolving it would require an operator statement that does not exist
Additivity rule
Flagged additive in the registry as a distinct physical facility, but its contribution to any total should be limited to the capacity actually evidenced
Relationship to PRJ-010
Funded from the same platform capital as the other Nxtra sites. Never summed with the platform record

8Limits and open questions

Commissioning
Not confirmed. No operator release located. This is the single largest gap on the page
Capacity in service
10 MW of IT, per one provider overview. Not corroborated by the operator or by any other source
The 15 MW balance
Whether the remaining design capacity is unbuilt, built but unlet, or built and let without disclosure is unknown
Design detail
No redundancy scheme, fuel autonomy, rack density, chiller architecture or substation rating published
Tenants
None named. No anchor tenant has been announced for Kolkata, unlike Chennai, Noida or Hyderabad
Schedule slip
Targeted 2024 against reported live capacity in 2026 — a two-year slip. No explanation published
What we will not claim
No utilisation, no tenant, no confirmation the site is commissioned, and no completion date for the balance
