AWS broke ground on its flagship Indian data centre at Bharat Future City, on the southern edge of Hyderabad, on 15 July 2026 — the foundation stone laid by Telangana's chief minister. The project has 202 acres at Bharat Future City plus 98 acres at Chandanvelly, sits inside a ₹60,000 crore Telangana commitment spread over a decade, and is part of Amazon's US$21 billion India cloud and AI programme for 2026–2030. Phase one is targeted for completion within 24 months. AWS has not confirmed a capacity figure in megawatts.

Status
Under construction. Foundation stone laid 15 July 2026; first phase targeted for completion within 24 months, remaining phases over ten years
Land
202 acres at Bharat Future City + 98 acres at Chandanvelly — 300 acres in total
Investment
Part of a ₹60,000 crore (about US$6.2 bn) commitment to Telangana over ten years, itself part of Amazon's US$48 bn India plan, of which over US$21 bn is cloud and AI for 2026–2030
Capacity
Not confirmed by AWS. No building count, IT capacity or phase capacity has been published. One secondary report claims 1,200 MW over ten years — see the claim analysis below
State support
₹125 crore of incentives and concessions, including stamp-duty exemptions and single-window clearances; monthly government review meetings announced
Gridvik tier
A — under construction. The most advanced hyperscaler self-build in India after Microsoft Hyderabad
2The investment stack — four numbers that nest
Four dollar figures circulate for this project. Each one contains the next. Adding any two of them produces a number that appears in no source and describes nothing.
Figure 1Amazon's India investment announcements, nested. The $48 bn covers all Amazon businesses in India; $21 bn of it is cloud and AI; the Telangana commitment sits within that; the $1.3 bn is money already spent on the existing Hyderabad region before this campus.

Sunk
Gridvik read — the ₹60,000 crore is the only budget that belongs to this campus
For anything about Bharat Future City, the working budget is ₹60,000 crore over ten years across two parcels — roughly US$6.2 bn on the day of announcement. The US$21 bn and US$48 bn figures are country-level and are routinely quoted in coverage of this single site, which is misleading.
The US$1.3 bn already invested is sunk in the existing Hyderabad region, which AWS launched in 2022. It should not be read as progress on this campus.
What this means commercially: US$6.2 bn over ten years, with phase one in 24 months, implies a first-phase spend of the order of US$1–2 bn. That is the realistic equipment budget in the current window — not the headline ₹60,000 crore.
3Land and incentives
Bharat Future City parcel
202 acres, allotted by the Telangana government
Chandanvelly parcel
98 acres, allotted for a second data-centre project
Total
300 acres across two locations
Incentives
₹125 crore of concessions, covering stamp-duty exemptions and streamlined clearances through the state single-window platform
What Bharat Future City is
A 30,000-acre greenfield urban development south of Hyderabad, planned with a 313-acre Data Centre Hub and a 403-acre AI City — an explicit attempt to co-locate hyperscale compute with AI research and industry
Other players in the same cluster
HyperVault (264 acres, up to 1 GW), CtrlS, SBI (10 acres), and others — Bharat Future City is becoming a single concentrated pipeline rather than scattered sites, which matters for power and water availability
Political commitment
The chief minister laid the foundation stone personally and has asked AWS to raise its Telangana investment to ₹1 lakh crore by 2034. Monthly government review meetings were announced to track delivery
What the land tells you
At 300 acres for an unannounced capacity, and with the CM describing it as one of the country's largest hyperscale data centres, the site is being planned at a scale well beyond a single building. The acreage is the most reliable indicator available
4The 1,200 MW claim — how to treat it
What is claimed, and what is confirmed
One secondary report of the groundbreaking stated that the ₹60,000 crore project is designed to add 1,200 MW of capacity over a ten-year buildout. That figure does not appear in AWS's own statement, in the Telangana government's releases, or in the reporting from The Hindu, the Times of India, DatacenterDynamics or the principal trade press.
Gridvik does not carry it as a fact. It is recorded here because it is in circulation, and because a vendor who repeats 1,200 MW in a meeting with AWS will be corrected.
Where the number comes from
A single secondary report of the groundbreaking. Not corroborated
Where it does not appear
AWS's own announcement, state government releases, or the major trade and national outlets that covered the event
Is it plausible?
Partly. One thousand two hundred megawatts over ten years across 300 acres is about 4 MW per acre, which is consistent with high-density modern hyperscale design. But plausible is not confirmed, and the same sentence would be equally consistent with 600 MW or 1,800 MW
What AWS did say
That the investment expands its Hyderabad region and that the facility will be among the country's largest hyperscale data centres. No capacity figure
Gridvik's position
Capacity: undetermined. The registry carries this record with no MW and additive flag UNKNOWN. Any total that includes Bharat Future City is including an unquantified site
What to say instead
"300 acres, ₹60,000 crore over ten years, phase one in 24 months, AWS has not published capacity" is a stronger sentence in a vendor meeting than a number that cannot be sourced
5Bharat Future City as a cluster — the thing to actually track
The pattern
Telangana has concentrated its hyperscale pipeline into one planned district rather than scattering it. Bharat Future City alone is assembling HyperVault's 264 acres, AWS's 300 acres across two parcels, CtrlS, an SBI data centre on 10 acres, and more
Why the cluster matters more than any single project
Power, water and fibre get built once for the cluster. That changes the constraint from 'will this site get a grid connection' to 'when does the district substation come online' — a different and much more trackable question
The competitive implication
Vendors can work one geography instead of six. Several multi-hundred-megawatt buyers within a 20 km radius is the densest concentration of data-centre procurement in India
The risk
Concentration cuts both ways. If the district's power and water infrastructure slips, every project in it slips together
Gridvik's read
Bharat Future City is the single best hunting ground for Indian data-centre vendors over the next five years. Hyderabad had 151 MW of live capacity in H1 2026 against a pipeline of 710 MW — and that pipeline is increasingly located in this one district
6Timeline
AWS signs a framework agreement with Telangana at the Telangana Rising Global Summit, committing ₹60,000 crore to data-centre infrastructure in the state.
AWS separately pledges US$7 bn to expand its data-centre footprint in the Hyderabad region — a figure that has since been folded into the country-wide commitment.
Amazon announces US$48 bn of planned investment in India across its businesses, of which more than US$21 bn is cloud and AI infrastructure for 2026–2030.
Chief minister A Revanth Reddy lays the foundation stone for the AWS hyperscale data centre at Bharat Future City. First phase targeted within 24 months; remaining phases over ten years to the ₹60,000 crore total.
CM asks AWS to raise its Telangana commitment to ₹1 lakh crore by 2034. Monthly government review meetings announced.
300 acres confirmed: 202 at Bharat Future City, 98 at Chandanvelly. ₹125 crore of state incentives.

7Procurement
Read this before the table
This is a live construction project with a funded ten-year budget and a defined first phase. Unlike most records in this registry, the buying is happening now. The obstacle is not timing — it is access, because AWS procures through global frameworks. Everything below is a Gridvik estimate.
Procurement window and scope
Gridvik assessment · 22 Oct 2026
Order window
2026 to 2028 for phase one; to 2036 for the full build. Phase one is targeted within 24 months of the July 2026 groundbreaking, which places major equipment orders in 2026–2027 and fit-out in 2027–2028. This is the most time-critical window of any record covered so far.
Procurement heat
Very high, and gated. AWS builds to its own global design standards and buys from a global approved-vendor list. Indian firms win work here mostly as installation, civil and commissioning partners, or through local manufacturing of globally specified equipment.
Who buys
AWS, through its global data-centre procurement organisation rather than a local entity. Local content requirements and state incentives create some space for Indian suppliers, but the specification authority sits outside India
DG / gensets (indicative)
Not estimable, because AWS has not published capacity. If the widely circulated 1,200 MW over ten years is even approximately right, the full programme would imply of the order of 950–1,150 gensets — but the registry does not adopt that figure, and neither should a quote
UPS (indicative)
AWS increasingly uses distributed and rack-level power with battery at the rack, which materially reduces centralised UPS content. This is a design trend that disadvantages traditional large-UPS vendors on hyperscale self-builds specifically
Cooling (indicative)
Not published for this site. AWS has deployed direct-to-chip liquid cooling for its own AI training capacity globally and has been moving toward water-efficient designs. For a greenfield high-density campus in water-constrained Telangana, expect a non-evaporative or low-water design — the same shift seen at Microsoft Hyderabad

All estimates are labelled as estimates. No tender dates claimed, no private contact data published.
Groundbreaking date and dignitary, acreage of both parcels, investment figures at every level of the stack, incentives, phase timing, state commitments, Bharat Future City composition
What is derived
Only the procurement section and the interpretation of the acreage as a scale indicator
Capacity
None recorded. The 1,200 MW claim is published in the limits analysis and explicitly rejected as uncorroborated. Additive flag remains UNKNOWN
Additivity rule
Unknown in the registry. The campus sits inside the AWS Asia Pacific (Hyderabad) Region, which is a service footprint rather than a facility. It must not be summed with other AWS records without reconciling whether they describe the same buildings
Investment attribution
₹60,000 crore is the Telangana budget across two parcels and ten years. It is never presented as this campus's capex, and the US$21 bn and US$48 bn figures are never attached to this site
Currency
₹60,000 crore is quoted in press coverage as about US$6.2 bn. Gridvik uses the fixed quarterly reference rate of ₹88.40 per USD, which gives about US$6.8 bn
9Limits and open questions
Capacity
The central gap. AWS has confirmed none, and the circulating 1,200 MW figure is uncorroborated
Building count and phasing
Not published. 'Phase one within 24 months' is the only milestone
Chandanvelly
98 acres are allotted for a second data-centre project. Its timing, purpose and relationship to the Bharat Future City campus are not stated
Power
No substation rating, grid connection date or DISCOM arrangement published. For a site of this scale in a new district, power delivery is the critical-path risk
Water
No cooling design published. Water is the binding constraint in this part of Telangana and no operator has yet stated its approach
Relationship to the 2022 region
The existing AWS Hyderabad region was launched in 2022 with more than US$1.3 bn invested. Whether this campus adds new availability zones to that region, or is a separate build, is not stated
Tenancy
AWS is building for its own cloud services. No third-party tenant is involved, which means no leased-capacity signal
What we will not claim
No MW, no building count, no cooling design, no completion guarantee beyond the state's 24-month target, and no view on the 1,200 MW claim
