NTT's Noida 2 campus sits on six acres in Noida's data-centre corridor and is designed for 52.8 MW of critical IT load across two buildings. Building A — 22.4 MW across 300,000 sq ft — has been live since January 2024. Building B adds 30.4 MW and is the larger of the two. The campus is the first in India to incorporate seismic dampers, which changes the structural package on any comparison with its neighbours.

Gridvik read — 22.4 MW live, 30.4 MW to build
Announcements about this campus describe 52.8 MW. What is actually in service is 22.4 MW. The remaining 30.4 MW is a designed building that has not been delivered, and NTT has published no delivery date for it.
That is not a criticism — it is the normal phasing of a two-building campus. But it matters for any capacity count: 22.4 MW live, 30.4 MW pipeline, and never 52.8 MW live.
For a vendor, this is close to an ideal shape of opportunity: an operating building that proves the site works, a second building that is larger than the first, and an operator with an announced national programme to build 400 MW more.
3Seismic dampers — the engineering difference
NTT made a single engineering claim at launch that separates this campus from every other in the country, and it is worth understanding because it changes the building contract, not just the equipment list.
The claim
The campus is the first data-centre campus in India to incorporate seismic dampers, described by NTT as protecting the structure and ensuring continued operation during significant seismic events
What a damper does
A damper absorbs and dissipates the energy of ground motion rather than transmitting it into the structure. In a data centre it protects not only the building but the rack-mounted equipment inside it, which is sensitive to the acceleration and displacement that an earthquake produces
Why Noida needs it
Delhi NCR sits in India's second-highest seismic zone, Zone IV. Indian data-centre design codes already require seismic considerations, but adding dampers goes beyond code minimum — it is a deliberate resilience decision by the operator, not a regulatory requirement
What changes commercially
The structural steel package and the civil contract. Dampers require specific connection details, movement joints, and coordination between the structural engineer and the fit-out contractor. They also impose constraints on how services cross building joints — cable trays, busway, pipework and ductwork all need to accommodate movement
The comparison
Microsoft's Hyderabad region was designed to India's seismic-zone and regulatory requirements. NTT's Noida 2 goes further with dampers. On the published record, these are the two most seismically considered facilities in the country
The limitation
NTT has not published the damper type, the number installed, the design ground acceleration, the structural system, or the certification basis. The claim is not independently verifiable from public sources
4Build detail and specification
UPS redundancy
2N, per facility specification listings — full duplication of the UPS plant, which is the higher of the two common Indian specifications
Power and water monitoring
NTT cites high levels of automation to monitor and optimise facility performance and resources, specifically power and water. Water monitoring is notable given NCR's groundwater position
Carrier neutrality
Carrier-neutral, interconnected with NTT's other data-centre locations for low latency, with access to major public cloud providers and redundant carrier meet-me-rooms
Connectivity position
Part of NTT's interconnected Indian network, which at launch covered more than 3.1 million sq ft across its campuses — a genuine advantage over single-site operators for enterprise multi-site architecture
Services offered
Full and partial cabinets, shared rackspace, cages, suites, build-to-suit and remote hands — a colocation product range rather than a single hyperscale-let model
Cooling
Not published. No chiller architecture, liquid-cooling design or PUE figure has been disclosed for this campus
A number that did not survive contact with the build
When NTT acquired the six-acre Noida plot in 2021, reports at the time suggested a 70 MW site was planned. The campus as built and announced is 52.8 MW.
Gridvik records both and does not treat the difference as an error — early land-stage capacity estimates are routinely revised once power sanctions arrive, and six acres is a hard constraint on density. The lesson is more useful than the discrepancy: land-stage megawatt numbers in India are estimates, and 17 MW of the 70 disappeared between land acquisition and design.
Anyone who carried 70 MW in a pipeline from 2021 is now holding a figure that is 25% too high for this site.
6Timeline
NTT acquires six acres in Noida for a second campus. Reports at the time suggest a 70 MW site is planned.
NTT opens Noida 1, also known as DEL 1 — a 1.5 MW facility that establishes its Delhi NCR presence.
NTT launches the Noida 2 campus and opens Building A — 22.4 MW across 300,000 sq ft. The campus is announced as 52.8 MW across two buildings and as India's first seismic-damped data-centre campus. NTT's India footprint is stated at more than 265 MW across 18 data centres.
NTT states that data centres under development in India will take it to 400 MW within 18 to 24 months, from about 292 MW operational.
NTT signs a memorandum with the Telangana government and Neysa Networks for a 400 MW AI cluster in Hyderabad with 25,000 GPUs and ₹10,500 crore of investment.
Reporting puts NTT India at 22 live data centres, about 400 MW live IT load and more than 200 MW under construction.

7Procurement
Read this before the table
Building A is placed. Building B is 30.4 MW of unbuilt, designed, permitted capacity on a live campus — the single most valuable shape of opportunity in this registry. Everything below is a Gridvik estimate.
Procurement window and scope
Gridvik assessment · 22 Oct 2026
Order window
Building B: undated, but the largest live block in Delhi NCR. NTT has announced a national programme to add 400 MW in three years with US$1.5 bn of investment, and Noida 2 Building B is a named, permitted, half-complete campus. Its ordering window is likely to fall within 2026–2028.
Procurement heat
High. India's largest data-centre operator, an announced national expansion, and a second building already designed at 30.4 MW.
Who buys
NTT Global Data Centres India, through a central engineering and procurement function with global NTT standards applied locally. NTT is a large, sophisticated buyer with framework agreements — the realistic entry for a new supplier is as a sub-supplier or installation partner first
DG / gensets (indicative)
At 52.8 MW with the backup configuration implied by 2N UPS redundancy, roughly 70–85 gensets of 2,000–2,250 kVA class across the full campus. Building B alone implies about 40–48 units. Noida requires CPCB IV+ compliance
UPS (indicative)
Published as 2N. That means the installed UPS capacity is roughly double the IT load, so Building B at 30.4 MW implies of the order of 60 MW of installed UPS. This is materially more UPS content per MW than an N+1 site — worth knowing before quoting
Cooling (indicative)
Not published. At NCR's climate and this campus's era, expect chilled water with CRAH units. NTT has deployed liquid immersion cooling in its Hyderabad AI cluster, but no liquid-cooling design has been announced for Noida
Categories in scope
Seismic dampers and structural steel · DG and gensets · UPS · HV/MV switchgear · PDUs and busway · chillers, CRAH and dry coolers · racking and containment · structured cabling and fibre · fire detection and suppression · BMS/DCIM with power and water analytics · fuel storage · water treatment and reuse
