This record began as a data error and ends as a reconciliation. Gridvik's master listed a Noida project under an operator called SKVR Software, at 120 MW for ₹2,692 crore. SKVR Software Solution is not a data centre operator. It is the land and building company for Sify's Noida 02 campus, 100% acquired by the Sify group in September 2023. The 120 MW is the grid load Sify requisitioned for the campus. The campus is designed for 78 MW across three towers of 26 MW. One tower is built and the state records 16 MW as commercialised. The highest and lowest figures differ by 7.5 times.

2Who SKVR actually is
The correction matters more than it looks. A record that names the wrong company produces the wrong sales call, the wrong procurement assumption and the wrong competitive reading.
| Entity | Role | What it holds | Ownership |
|---|---|---|---|
| SKVR Software Solution Private Limited | Land and building company | The land lease from the Noida authority and the building shell | 100% Sify group: 49% Sify Infinit Spaces, 51% Sify Technologies |
| Sify Infinit Spaces Limited | Data centre operator | All the balance data centre infrastructure: power, cooling, networking, fit-out | Data centre subsidiary of Sify Technologies |
| Sify Technologies Limited | Listed parent | Controls and consolidates both | Listed on Nasdaq |
The structure is ordinary Indian project finance and it is used again and again: the costly, long-lived, immovable asset sits in a company that can borrow against it, while the operating business sits in another. The consequence for anyone reading the state dashboard is not ordinary at all. The dashboard lists SKVR Software as one of the major operators building data centre capacity in Uttar Pradesh, alongside NTT, Adani, Sify and Hiranandani. It is not one of them. It is Sify.
The master row carried operator: SKVR Software and a 120 MW capacity at the state dashboard confidence level. Both have been corrected in this record.
The company that buys power, hires staff, signs tenants and issues purchase orders for this site is Sify Infinit Spaces. Every commercial approach should go there.
3One building, four numbers
| Number | What it measures | Source | Use it for |
|---|---|---|---|
| 120 MW | Grid load requisitioned from the state transmission utility for the Sector 132 site | Power utility and state coverage, January 2023 | Power availability and interconnection, not built capacity |
| 78 MW | Design IT power of the campus: three towers of 26 MW | Sify factsheet and annual report | The ceiling of the site |
| 26 MW | Design IT power of the completed tower | Operator factsheet; care rating report | The building that exists. This is Gridvik's additive figure |
| 16 MW | Capacity the state government records as commercialised | Uttar Pradesh data centre policy dashboard | What is actually energised and earning |
4Why the 120 MW exists
The 120 MW figure is the one that circulates and it is the one that is most often read as capacity. It is not capacity. It is a request to the grid.
In January 2023, as the state was planning substations to serve the Noida data centre corridor, officials disclosed that Sify needed 120 MW of load for its Sector 132 campus. The arithmetic then works: 78 MW of IT power at a plant efficiency of roughly 1.5 draws about 117 MW at the meter. That is the 120 MW. It is the campus gross load, filed as a power connection request, because in India the power connection is the binding constraint and you file for it years before you need it.
120 MW of grid load is not 120 MW of data centre. It is about 78 MW of IT load after electrical and cooling losses, of which 26 MW is built and 16 MW is recorded as earning.
A supplier who sized a pipeline against the 120 MW would be building for a campus three times larger than the one that exists.
5What the registry got wrong
| Field | As carried | Corrected | Why |
|---|---|---|---|
| Operator | SKVR Software | Sify Infinit Spaces | SKVR is the land and building company, acquired by Sify in 2023. It does not operate |
| Capacity | 120 MW | 26 MW additive; 78 MW campus ceiling | 120 MW is a grid requisition. Only 26 MW of tower is built |
| Capacity basis | Unstated | IT load, design, per tower | Operator factsheet states design IT power |
| Investment | ₹2,692 crore | ₹2,692 crore, retained | The state figure is not contradicted by any Sify disclosure |
| Record type | Project proposal | Facility, live | The tower is built and energised. It is not a proposal |
Gridvik publishes its own corrections with the same prominence as the original figure. Four fields on this record were wrong in the master file. They are listed above rather than quietly overwritten, because a data business that hides its corrections is not a data business.
6Timeline
- The Noida authority allots the Sector 132 land parcel to SKVR Software Solution on a long lease. Company disclosures describe the term as 90 years from 2006 in one filing and 99 years in another.
- Sify's first Noida building, Noida 01, opens nearby with 10.8 MW of IT power. It is the anchor that makes the second campus viable.
- Sify group signs a share purchase agreement for 100% of SKVR Software Solution. Sify Infinit Spaces takes 49% and Sify Technologies 51%.
- State officials disclose Sify needs 120 MW of load for the Sector 132 data centre, as three new substations are planned for the Noida corridor.
- A rating agency records that construction of the 26 MW tower is largely complete and expects it to be operational from Q4 FY25, while noting delayed completion of the capex programme.
- Tower A operational. The campus is described as AI-ready hyperscale, with the remaining towers to follow in the coming years.
- The state records 16 MW commercialised from this company against its 120 MW listing. Towers B and C remain unbuilt.
- 26 MW built, 16 MW commercialised, 78 MW still the ceiling of the site.
