PUN 3 at Hinjewadi is listed by Nxtra by Airtel at 4 MW of IT power across 1,000 racks — 4 kW a rack, PUE below 1.55. It is a small building and, on its own, an unremarkable one. What makes it worth a page is its name. Search for Nxtra Pune III today and the directories hand you a 110 MW campus with 12,500 racks and a million square feet — a planned project from 2021 that has not been built. The operator’s actual PUN 3 card is 4 MW. Anyone who reads the wrong one misprices the Pune market by a factor of twenty-seven.
1At a glance
2One name, four meanings
Nxtra’s own site names its Pune buildings in one order. The directories name them in another, and one of the names is attached to a project twenty-seven times larger than this building.
| Where | What it says |
|---|---|
| The operator’s Pune page | four cards: 4.5, 17, 4 and 24 MW, all with PUE below 1.55 |
| The operator’s footprint list | Kharadi (PUN 1), Hinjewadi (PUN 2), Hinjewadi (PUN 3), Hinjewadi 2 (PUN 4) |
| A directory, quoting the 2021 disclosure | Pune III planned at 110 MW of IT power, 12,500 racks, 1 million square feet |
| A second directory | Pune III at 40 MW and 350,000 square feet, planned for the fourth quarter of 2026 |
| A third directory | Nxtra Pune III at 21 MW and 162,183 square feet, in a list of existing Pune sites |
The most likely reading is that PUN 3 as a building code and Pune III as a campus name are two different things that happen to collide — the same collision this registry has already recorded in Noida, where the operator numbers 1, 2 and 4 and the directories carry a “Noida III”.
It matters because the 110 MW figure is real, sourced to the operator’s own 2021 expansion disclosure, and it is more than twice the entire Pune cluster of 49.5 MW that exists today. If it is built, Pune becomes a different market. If it is quietly dead, Pune stays at fifty megawatts with several operators competing for the same land.
Never price a facility from a directory name. Price it from the operator’s card, then check whether the name means something else.
Here the name means a 4 MW building and a 110 MW project at the same time. Both are true. Only one exists.
3The four megawatt building
Set the naming aside and the asset is straightforward: a four-megawatt, thousand-rack hall at four kilowatts a cabinet, inside a software park, in a city where several operators are competing for land.
| Card | MW | Racks | kW a rack | PUE |
|---|---|---|---|---|
| PUN 4 — Hinjewadi 3 | 24 | 2,500 | 9.6 | below 1.55 |
| PUN 2 — Hinjewadi 1 | 17 | 4,000 | 4.25 | below 1.55 |
| PUN 1 — Kharadi | 4.5 | 1,250 | 3.6 | below 1.55 |
| PUN 3 — this building | 4 | 1,000 | 4.0 | below 1.55 |
Four megawatts is small enough to be a single customer. A hall of that size with a thousand cabinets can be filled by one enterprise, one cloud reseller or one government department, and at four kilowatts a cabinet it suits general-purpose workloads rather than anything accelerated.
The commercial read is unglamorous and correct: this is the kind of building that comes up for sale, lease or refinancing quietly, and the kind a competitor could buy or a tenant could take whole. It is also the kind of asset that will never appear in a press release about AI — which is precisely why it is worth a record.
4Timeline
- A $673 million programme describes a Pune III campus of 110 MW across 12,500 racks and a million square feet, in development
- The operator develops a small Hinjewadi building listed as PUN 3 at 4 MW across 1,000 racks
- Directory listings variously give Pune III as 110 MW in development, 40 MW planned for late 2026, and 21 MW in operation
- No construction evidence, land record or operator statement supports the 110 MW campus; the operator’s current Pune page lists four buildings totalling 49.5 MW
