CtrlS Hyderabad DC 2 is listed at 7.4 MW of power across 720 racks and 82,262 square feet, opened in 2020 in the Gachibowli financial district. That works out to 10.3 kW a rack and 90 watts a square foot — three times the power density of the company’s 2008 HITEC City building, on a rack count a third the size. It is the smallest of the three Hyderabad facilities and the densest, and the 7.4 is the only number in this village of round figures that looks measured rather than designed.
1At a glance
290 watts a square foot
Two numbers make this building legible, and neither is the megawatt figure.
| Building | Power per sq ft | Racks per 1,000 sq ft |
|---|---|---|
| DC 1 — 2008 | 21 to 31 W | 6.0 |
| DC 2 — 2020 | 90 W | 8.8 |
| DC 3 — 2024, card figure | 100 W | 26.9 |
| DC 3 — 2024, launch figure | 100 W | 10.0 |
Ninety watts a square foot is a mid-density hall by 2026 standards and a very dense one by 2020 standards. The racks-per-thousand-square-feet column is the more interesting comparison: DC 2 fits 8.8 cabinets into the same floor area where DC 1 fits 6.0, and DC 3, on the operator’s card, fits nearly 27.
Those are three different products. DC 1 is a 2008 enterprise hall, DC 2 is a 2020 enterprise hall with better air management, and DC 3 is either a dense modern hall or a data-entry error. The registry keeps all three numbers visible because the difference between them is the difference between what a customer can buy in Hyderabad.
A customer needing 500 kW has two choices in this portfolio: 96 racks at DC 2, or 180 racks at DC 1, in the same city, from the same operator.
The second option costs more in racks, more in cabling, more in cross-connects. That is what low density does to a buyer.
3The three buildings side by side
| DC 1 | DC 2 | DC 3 | |
|---|---|---|---|
| Opened | 2008 | 2020 | 2024 |
| Racks | 1,152 | 720 | 3,500 |
| Power | 4 to 6 MW | 7.4 MW | 13 MW |
| Floor area | 191,749 sq ft | 82,262 sq ft | 130,000 sq ft |
| kW a rack | 3.5 to 5.2 | 10.3 | 3.7 or 10.0 |
| Share of the three | roughly 17 to 23% | 28% | 49% |
Twenty-six point four megawatts in three buildings, from a company that has announced a 700 MW campus at Chandanvelly on forty acres with a 400 kV connection and a 700 MVA sanction. The city portfolio is a rounding error against that plan, and it is where all the current revenue comes from.
That is the arithmetic a buyer of this intelligence actually wants. CtrlS has roughly 26 MW of live Hyderabad capacity and a plan for 700 MW in the same city, and the plan is not a rumour — it has a grid sanction. Anyone selling into the account should be selling into the plan and relying on the existing buildings for references.
4Timeline
- DC 2 opens in Gachibowli at 7.4 MW across 720 racks, the operator’s second Hyderabad facility and its second Rated-4 building
- Construction begins on DC 3 in the same district
- DC 3 opens at 13 MW, giving the company three Hyderabad facilities
- The operator describes Hyderabad as HITEC City plus two Gachibowli buildings; directory records carry the 7.4 MW figure unchanged
- No IT load, PUE or occupancy for DC 2 in the public record
