STT GDC Mumbai 1 is 4 MW in Mumbai city. There is no rack count, no floor area, no PUE, no basis and no stage — the card is a number and a name. It is one of three small city buildings that together make up 14 MW of the company’s 133 MW Mumbai portfolio, against 119 MW in Navi Mumbai. Four megawatts in Mumbai city is a legacy asset. On land that is worth what Mumbai land is worth, the site is more valuable redeveloped than operated — which is the useful thing to know about it.
1At a glance
2Four megawatts in the most expensive land market
Four megawatts is about three hundred to six hundred cabinets at typical city densities. That is a suite, not a building.
| Assumed density | Racks | Floor area at 100 w a sq ft |
|---|---|---|
| 5 kW a rack | 800 | about 40,000 sq ft |
| 8 kW a rack | 500 | about 40,000 sq ft |
| 10 kW a rack | 400 | about 40,000 sq ft |
The floor area barely moves with density, because power and cooling plant scale with the megawatts. Call it thirty to fifty thousand square feet of building on Mumbai city land. The land is likely worth more than the data centre earns.
That is not speculation about the company’s plans — it is arithmetic about a city where industrial floor space clears at multiples of what a low-density hall earns per square foot. Legacy city data centres in Mumbai, Singapore and London all eventually face this. Some are redeveloped, some are held for connectivity.
3Why the small city sites still count
Somebody assembling a market number should not delete the 14 MW in Mumbai city. It is small, but it is real and it is where several enterprise tenants physically are.
| Reason | What it means for a buyer |
|---|---|
| Latency | A city site is minutes from the customer. Navi Mumbai is an hour. Some workloads cannot move |
| Connectivity | City sites often hold the older fibre routes and the interconnection a tenant is already using |
| Legacy contracts | Enterprise tenants on five and ten year terms do not migrate because a newer hall opened |
| The counter-argument | at 4 MW the site cannot serve a hyperscaler at all |
| The market read | City capacity is not supply. It is a moat around existing tenants |
So the 14 MW is not padding. It is a different product with a different customer, and any analysis that treats Mumbai as one 133 MW market is conflating two things that do not compete with each other.

5Limits and open questions
- Four figures absent. Racks, floor area, PUE and basis are all unpublished.
- No stage. The card does not say whether the building is full, partially let or being wound down.
- Single source. No directory corroborates the 4 MW independently.
- City versus suburban. The 4 MW is not comparable with a Navi Mumbai hall and should never be averaged with one.
- What would close it. A rack count. At 4 MW the building is small enough that one line describes it completely.
