STT GDC Navi Mumbai 1 is 28 MW and it is the smallest building the company has in Navi Mumbai. That is the number worth absorbing: the floor of the suburban estate is twice the whole three-building Mumbai city tail and seven times the smallest city building. It is 21% of the 133 MW portfolio. No basis, rack count, PUE or stage is published, so the 28 MW can be added but not compared. The building is also the entry point of the migration that made Navi Mumbai the centre of Indian data centre capacity, and this registry has no date for it.

2Twenty-eight is the floor, not the ceiling
Every Navi Mumbai building STT runs is bigger than every Mumbai city building it runs. The gap is not marginal.
| Comparison | Navi Mumbai | Mumbai city | Multiple |
|---|---|---|---|
| Largest building | 49 MW | 9 MW | 5.4× |
| Smallest building | 28 MW | 1 MW | 28× |
| Total | 119 MW | 14 MW | 8.5× |
| Buildings | 3 in the headline, 1 more coming | 3 | — |
| Basis published | none | none | 0 |
The 28× gap between the smallest building on each side is the clearest single statement of how Indian data centre capacity moved. City sites were built when a data centre was a floor in an office building. Navi Mumbai was built when it became an industrial campus.
For anyone forecasting Mumbai supply, the practical consequence is that the city contributes nothing to growth. Every additional megawatt in this market will arrive in Navi Mumbai, Panvel, Palava or Bhiwandi, and it will arrive in units of 30 to 60 MW rather than 4.
3What 28 MW would hold
No rack count is published, so density has to be bracketed. The brackets are wide because the building could be either generation of design.
| Assumed density | Racks | Floor area at 100 W a sq ft |
|---|---|---|
| 5 kW a rack — older enterprise design | 5,600 | about 280,000 sq ft |
| 8 kW a rack — current market build | 3,500 | about 280,000 sq ft |
| 12 kW a rack — AI-ready retrofit | 2,333 | about 280,000 sq ft |
The floor area barely moves because the plant scales with the power, which is why a bracket on racks is still useful: it tells you the building is somewhere between roughly 2,300 and 5,600 cabinets, and that the difference is entirely a choice about cooling.
That choice is the single most commercially important unknown in the Indian market right now. A 28 MW hall at 5 kW cannot host the GPU clusters being ordered today. The same hall at 12 kW can host some of them. Nothing in the public record says which this is.

5Limits and open questions
- No basis. 28 MW is unlabelled IT or gross.
- No racks, no floor area, no PUE. Density cannot be computed.
- No stage and no date. The card does not say when this building opened.
- Single source. Nothing independent confirms the capacity.
- Design density is the key unknown and is not published anywhere in this portfolio.
- What would close it. A design density. One figure changes what this building can be sold for.
