STT GDC Navi Mumbai 3 is 42 MW. On its own that is 31.6% of the company’s 133 MW Mumbai portfolio. With Navi Mumbai 2 at 49 MW, two adjacent buildings on one node carry 91 MW — 68.4% of everything the company counts in Mumbai. A third building, Navi Mumbai 4 at 36 MW, is under construction beside them, which would take that node to 155 MW. No basis, rack count, PUE or stage is published for any of it. This is the most concentrated capacity in this registry, and the concentration is entirely invisible in the portfolio total.

2Two buildings, sixty-eight per cent

A portfolio total of 133 MW sounds like six sites. It is in practice two buildings and a scatter.

A third building under construction will soon sit beside them.

Two buildings carry more than four times the megawatts of the other four combined. The three Mumbai city buildings together are 14 MW, which is a third of this building alone and a sixth of the pair.

If Navi Mumbai 4 comes on as designed, the node reaches 155 MW — 1.17 times the current portfolio, from four buildings in one location, all inside a radius of a few kilometres.

3The node, not the building

Individual buildings matter less than the node, and the Indian market’s three real nodes are Navi Mumbai, Chennai and now Palava.

What a node concentrates
ConcentratedWhat it means
PowerOne substation corridor serves the campus. A grid event is not a building problem
FibreOne or two landing routes. Connectivity redundancy is a city-level question
WaterOne municipal or tanker supply chain, which in Maharashtra is seasonal
SkillsOne labour pool of engineers, which is good for the operator and fragile for the market
Land valueOne land market, so the cost of expansion is set by the neighbours, including competitors
Tenant demandOne customer pool, so occupancy across the node moves together

Navi Mumbai has been the best node in India for data centres for a decade: land, power, fibre landings and a state government that approves quickly. That is exactly why 119 MW has accumulated there in three buildings, with a fourth arriving beside them.

The concentration is a commercial fact, not a criticism. But it does mean that a forecast of Mumbai supply should be built from node-level assumptions — power sanction, water and substation timing — rather than from building counts, because the buildings will all be energised or delayed together.

4Why concentration is the risk to price

Sixty-eight per cent of a portfolio on one node cuts both ways, and which way depends on demand.

The two directions
ScenarioWhat happens to the pair
Demand runs hotpricing power — 91 MW in a market with no substitute sets the clearing price
Demand softensprice risk — four buildings in one node discount together and cannot differentiate
Power constraintone sanction, one outcome. Both buildings are affected at once
A large tenant leavesone building takes the whole impact, and the portfolio number barely moves
New supply nearbyDigital Edge, Lodha and others are building in the same corridor, so the node is about to get more competitive, not less

The last row is the one to watch. Palava, Panvel and Bhiwandi are all adding capacity in the same metropolitan market, and STT itself is adding 400 MW at Palava. The Navi Mumbai pair will not be the only large halls in this market for much longer.

For a tenant negotiating in 2027 and 2028, that is leverage. For anyone valuing capacity as scarce, it is a reason to check the delivery dates of the new nodes before assuming the scarcity holds.

5Procurement

Procurement window and scope
Gridvik assessment · 22 Oct 2026
What to buy here
Availability and density in the second-largest building of the estate, and whether the node has room for more
Who holds the answer
STT GDC India commercial team; the Maharashtra state power utility for the node’s sanctioned load
The one question
What is the design density here, and what is the sanctioned power headroom left on this node
Why they will answer it
Power headroom is the constraint on the next 36 MW, and it is the question every large tenant now opens with
Gridvik estimate
The pair is substantially let and Navi Mumbai 4 is being built into committed demand. Labelled an estimate
What changes it
A design density, a power sanction figure, or a commissioning date for Navi Mumbai 4

6Limits and open questions

  • No basis, racks, floor area, PUE or stage. The standard gaps across all six STT buildings.
  • Node concentration is inferred from published cards and locations, not stated by the operator.
  • No power sanction published for the node, so the headroom for Navi Mumbai 4 cannot be checked.
  • Single source for the 42 MW.
  • Sequence unknown. Which of the three buildings came first, and whether the pair were built to a shared design, is not public.
  • What would close it. A design density and a node power figure. Those two numbers would explain the whole portfolio.
