STT GDC Palava 4 is 60.5 MW — the largest single building card in the company’s Indian estate, ahead of Navi Mumbai 2 at 49 MW. The figure is not round, which usually means an engineer produced it rather than a marketing team. It also appears twice: Palava 5 is 60.5 MW as well, so the campus will hold 121 MW in two matched buildings — 91% of the entire current Mumbai portfolio, in buildings that do not yet exist. No basis, rack count, PUE or date is published for either of them.
1At a glance
2Sixty point five is an engineered number
A number ending in .5 is worth pausing on. It almost never comes from a plan; it comes from equipment.
| Figure | Where | Reading |
|---|---|---|
| 400 MW | Palava campus design | a target, agreed at a board or a government meeting |
| 50 MW | Palava phase one | a round phase, likely a power allocation |
| 60.5 MW | Palava 4 and Palava 5 | a sum of installed equipment |
| 49 MW | Navi Mumbai 2 | either a design or a contractual figure |
| 36.8 MW | CtrlS Mumbai DC 4 | the same signature — see PRJ-097 |
| 7.4 MW | CtrlS Hyderabad DC 2 | the same signature again |
Sixty point five megawatts is what you get when you add up transformer ratings, UPS modules and cooling plant and land on a total that is not quite sixty and not quite sixty-one. That makes it the most credible capacity figure on this campus.
It also tells you the campus is being designed rather than sketched. Somebody has laid out two halls and sized the electrical plant. That is a much stronger signal of intent than a 400 MW headline.
3Two buildings, 121 MW
The matched pair is the story of this batch, and it is only visible because the registry publishes cards rather than aggregates.
| Grouping | MW | Reads as |
|---|---|---|
| Palava 4 and Palava 5 | 121 | two buildings, 91% of today’s portfolio |
| Entire current Mumbai portfolio | 133 | six buildings across three nodes |
| Navi Mumbai 2 and 3 | 91 | the current workhorse pair |
| All three Mumbai city buildings | 14 | one ninth of the new pair |
| Mumbai 2, the smallest | 1 | 121 times smaller than the pair |
Two buildings on a greenfield campus will hold more than ninety per cent of what the company operates across Mumbai today. That is how fast the Indian market is scaling: the new campus is not an increment, it is a replacement in capacity terms.
For the market, the risk is timing. If both land inside two years, Mumbai supply loosens materially and pricing pressure follows. If they slip, the current tightness persists and the operating portfolio keeps its pricing power. Nothing published tells you which.
4Where it sits on the campus
The three named buildings account for less than half of the campus design capacity.
| Building | MW | Record | Stage |
|---|---|---|---|
| Palava 1 | 50 | PRJ-116 | unverified, phase one |
| Palava 4 | 60.5 | this record | unverified |
| Palava 5 | 60.5 | PRJ-118 | under development |
| Named total | 171 | 43% of the campus | — |
| Unnamed remainder | 229 | no names, no dates | design capacity only |
| Campus design | 400 | PRJ-061 | groundbreaking March 2026 |
The numbering is odd and worth noting: buildings 1, 4 and 5 are named, and 2 and 3 are not published. That usually means the middle phases are either not yet designed or are being held for a specific anchor tenant whose requirements are not settled.
For a buyer, the numbering is a useful scheduling clue. It suggests a sequence in which phase two and three will be defined later, which means the campus will be built over a longer period than a single design-and-build would take.

6Limits and open questions
- No dates at all. No construction evidence for this specific building.
- No basis, racks, floor area or PUE. The 60.5 MW is an unlabelled number.
- Buildings 2 and 3 are missing from the published numbering.
- 229 MW of the campus is unnamed and not counted anywhere.
- The pair is inferred to be a standard design from the identical capacity. That is a reasonable reading, not an operator statement.
- What would close it. A phase schedule. The capacity is already the most credible number on the campus.
