STT GDC Pune 5 is 24 MW, the largest of the five Pune cards and 60% of the operator’s entire current Pune IT headline in a single building. With Pune 4 at 18 MW, the expansion pair totals 42 MW — 105% of the 40 MW the company currently claims. Pune does not double under this pipeline. It more than doubles. No stage, no delivery date, no rack count and no PUE is published for the building that will decide whether Pune’s supply crunch ends or deepens.

2The expansion is bigger than the footprint
The arithmetic of this portfolio is unusual and worth stating plainly: the growth is larger than the base.
| Measure | MW | Reads as |
|---|---|---|
| Current footprint, per the headline | 40 | three facilities, operating and expanding |
| This building | 24 | 60% of that, in one asset |
| Expansion pair | 42 | 105% of the current footprint |
| All five cards | 81 | roughly double the current claim |
| IT support capacity | 140 | three and a half times the current claim |
| Sanctioned power | 200 MVA | enough apparent power for the whole build-out |
A pipeline that exceeds its base is what a market in transition looks like on paper. The operators are not adding incremental halls to a mature estate; they are replacing the estate.
The constraint is not land or power — the 200 MVA sanction and 140 MW support capacity are already in place. It is demand and capital, and neither is visible in public data.
3What a 24 MW building means in Pune
Pune is not Mumbai. A 24 MW building is a large share of a small market, which is a different commercial situation.
| Measure | Figure | Reads as |
|---|---|---|
| Counted Pune market today | 51.5 MW | two operators with real records |
| This building | 24 MW | 47% of the counted market |
| With Pune 4 and 5 | 42 MW | STT alone would be 45% of a 93.5 MW market |
| Nxtra Pune, the incumbent | 49.5 MW | the only comparable operator |
| Density at 8 kW a rack | 3,000 racks | a mid-size hyperscale hall |
| Floor area at 100 W a sq ft | about 240,000 sq ft | a substantial single building |
Forty-seven per cent of the counted market in one building is a concentration that would make a Pune tenant nervous and a competitor strategic. It is also the kind of number that gets built sooner rather than later if there is an anchor tenant behind it.
Which is the fact nobody has published: whether Pune 5 has a tenant. A 24 MW building without an anchor is a speculative build; with one, it is a delivery schedule.

5Limits and open questions
- No date or stage. The largest building in the pipeline is undated.
- No basis, racks, floor area or PUE.
- The expansion role is inferred from the reconciliation on PRJ-123.
- No anchor tenant disclosed, and at this size one is very likely.
- Support capacity of 140 MW implies more buildings than the five cards, which the page does not name.
- What would close it. A delivery date and a tenant. Either one makes this the defining record of the Pune market.
