STT GDC Bengaluru 3 is 18 MW — 78.3% of the company’s entire Bengaluru portfolio, and larger than four complete city portfolios in the same estate: the Mumbai city tail at 14 MW, Delhi at 12, Kolkata at 9 and Hyderabad at 6. One hall in Bengaluru carries more capacity than STT runs across four other cities combined. No stage, rack count, floor area or PUE is published, so the most consequential building in south India outside Chennai is documented by a single number.

2One building, four city portfolios

Indian data centre capacity concentrates in single halls in a way that portfolio counts conceal.

Nine buildings across four cities carry 41 MW. One Bengaluru hall carries 18. That is not a criticism of the operator — it is a description of how demand actually falls: a few large tenants in a few large halls, and a long tail of small city presences.

It matters for anyone selling into the market, because it tells you where the procurement is. A single 18 MW building buys more equipment than nine small ones, and the decision-making sits in one place rather than four.

3What 18 MW holds

No rack count is published, so the building’s commercial identity depends on an unpublished design decision.

Bracketing 18 MW
Assumed densityRacksFloor area at 100 W a sq ftWhat it can host
5 kW a rack3,600about 180,000 sq ftenterprise colocation at scale
8 kW a rack2,250about 180,000 sq ftcurrent-generation hyperscale
12 kW a rack1,500about 180,000 sq ftAI-capable, if liquid-cooled

At 8 kW this is a standard 2,000-rack hyperscale hall. At 5 kW it is a large enterprise colocation building. At 12 kW it is one of the few buildings in Karnataka that could take a serious accelerated-compute deployment.

Karnataka’s state policy targets 1 GW of IT capacity by 2031 with an AI-ready emphasis. Whether existing buildings like this one can carry that load depends entirely on the density they were designed to, which is the figure operators publish least often.

4Why Bengaluru concentrates

Bengaluru has the widest gap in the STT estate between its small buildings and its large one.

Bengaluru against the other portfolios
CityBuildingsTotalLargest share of that city
Bengaluru323 MW78% in one building
Mumbai6133 MW37% in one building
Pune540 to 81 MW30% in one building
Noida363 MW44% in one building
Delhi312 MW83% in one building, at 10 MW
Kolkata29 MW67% in one building

Bengaluru and Delhi are the two most concentrated portfolios in the estate, both with a single dominant hall and small satellites. That is what a market looks like when one building was built for the tenants who mattered and the rest were kept for presence.

For a tenant, the practical consequence is that in Bengaluru there is effectively one STT building worth talking to. For a competitor, it means a single well-specified large hall is the whole competitive position in the city — which is either an opportunity or a warning depending on who is asking.

The one question
What is the rack count and design density of Bengaluru 3, and how much is contracted past 2028
Why they will answer it
Every large Bengaluru requirement ends up in this building or in a competitor’s, and the operator knows it

6Limits and open questions

  • No stage or date. The card does not say whether the building is operating.
  • No racks, floor area or PUE. The density bracket spans 1,500 to 3,600 cabinets.
  • No tenant information. An 18 MW hall at 78% of a city portfolio almost certainly has anchor tenants, none disclosed.
  • Counted at zero in a state total of 90.7 MW.
  • Single source for the capacity.
  • What would close it. A rack count and a design density. Two figures would make this the most useful record in Karnataka.
