STT GDC Chennai 1 is 3 MW, operational, and the original building in a portfolio that now claims 68 MW. It is one of only two STT records in this entire registry where the stage is stated plainly rather than left unverified — the other is its neighbour, Chennai 2. Three megawatts is 10% of what the company actually runs in Chennai and 4.4% of a headline that includes 32 MW still under construction. No rack count, floor area or PUE is published.

2The rare record with a stage
Across the STT estate, almost every card is marked stage unverified. This one is not, and that is worth more than it sounds.
| Status | Records | What it means for a model |
|---|---|---|
| Operational, stated | 2 — Chennai 1 and 2 | can be counted as existing supply |
| Under construction, stated | 5 — Chennai 3 and 4, Palava 5, Noida 1 and 2 | can be dated and modelled as pipeline |
| Stage unverified | most of the rest | neither supply nor pipeline — a number you cannot place |
| Under development | 2 — Navi Mumbai 4, Palava 5 | earliest stage, least information |
Two operational and five under construction out of roughly thirty buildings. Everything else sits in a category that is worse than either: known to exist, unknown as to whether it does.
A data product that could move even half of those records into a stated stage would be worth more than any new capacity figure. That is a one-question survey to five operators, not a research project.
3What 3 MW is for in Chennai
Chennai is the tightest supply market in southern India. Three megawatts is a small floor in a market where the big tenants are contracting years ahead.
| Building | MW | Role | Available to a tenant? |
|---|---|---|---|
| Chennai 1 | 3 | the original build, small enterprise | likely fully let |
| Chennai 2 | 26 | the operating workhorse | re-let market |
| Chennai 3 | 15 | pipeline, due 2027 or later | not yet |
| Chennai 4 | 17 | pipeline, due 2027 or later | not yet |
The practical consequence for a tenant looking in Chennai today: only 29 MW of STT capacity exists, and most of it is committed. The 32 MW that is actually available to buy is not built, and no handover date is published.
That is why Chennai rents are where they are. Not because supply is scarce in the abstract, but because the buildings that will relieve the shortage have no published completion dates. Every tenant in the market is guessing at the same schedule.

5Limits and open questions
- No racks, floor area or PUE. Density cannot be computed.
- No commissioning date, though the stage is stated.
- Counted at zero despite having the best stage disclosure in the estate.
- Card value is rounded on the operator page.
- Relationship to Chennai 2 unknown — shared site or separate is not stated.
- What would close it. A rack count and a PUE. Two figures and this becomes a fully specified record.
