NAV1C and NAV1D were announced by NTT as a single combined phase of 40 MW of critical IT load at Mahape, with a Q2 FY23 target. That target expired three years ago and the operator has never restated it. Current construction listings have split the phase into two buildings: NAV1C at 25.6 MW, under construction, and NAV1D at 16 MW, planned. Those add to 41.6 MW — 1.6 MW more than the operator said the whole phase was. At NTT’s 1.5 ratio the phase carries 60 to 62.4 MW of facility load, which is 40% of the 150 MW campus plan. This is a thin record by public-data standards: a capacity, a schedule, one street address, and a discrepancy. That is what the page covers.

2The phase group that got split
NAV1’s first two buildings publish a critical IT load each. The second phase did not: NTT gave one number for two buildings and never divided it.
| Source | What it states | Sum |
|---|---|---|
| NTT facility page | NAV1C and NAV1D, 40 MW IT combined, Q2 FY23 | 40.0 MW |
| Construction and planning listings | NAV1C 25.6 MW, NAV1D 16 MW | 41.6 MW |
| Difference | 1.6 MW, or 4% above the operator’s own total | +1.6 MW |
Sixteen tenths of a megawatt is small. What matters is that it exists at all, because it means the combined figure and the split figures were produced at different times by different routes. The registry keeps both, publishes the combined number where the operator gave one — as it did for NAV1C and NAV1D — and does not invent a resolution.
The one piece of hard evidence that this phase exists physically is an address. NAV1C is listed at EL 234-238, TTC Industrial Area, Mahape. That is more than any other unbuilt NTT phase in this file can offer.
A Q2 FY23 target for 40 MW at one of India’s four largest data centre campuses has not been publicly restated.
Either it slipped and nobody said so, or it was delivered and nobody updated the page. The registry cannot tell which, and neither can a tenant.
3The module catalogue
The reason a thin record like this is still worth reading: NTT does not design every building from scratch. It repeats modules, and once you have two records of a module you can price a third before it exists.
| Capacity | Buildings | Type | Year |
|---|---|---|---|
| 0.3 MW | BSE, Fort | legacy exchange site | — |
| 1.5 MW | Noida 1 (DEL1) | retrofit | 2011 |
| 2.4 MW | Vikhroli (VIK DC2) | purpose built | 2012 |
| 3 MW | Vikhroli IV (VIK DC4) | purpose built | — |
| 12.5 MW | Mumbai 5 | hyperscale | — |
| 19.2 MW | Mumbai 6, Andheri East | hyperscale | — |
| 22.4 MW | Noida 2 Building A | hyperscale | 2024 |
| 25.6 MW | Mumbai 7, and NAV1C | hyperscale | 2022 / building |
| 30 MW | NAV1A | hyperscale | 2022 |
| 30.4 MW | NAV1B, and Noida 2 Building B | hyperscale | both unverified |
| 36 MW facility | Mumbai 8 | hyperscale | 2023 |
| 62 MW facility | Mumbai 9 | hyperscale | 2023 |
Two capacities appear twice, in two different cities: 25.6 MW at Mumbai 7 and NAV1C, and 30.4 MW at NAV1B and Noida 2 Building B. That is not coincidence. It is a building type.
The practical use is direct. Mumbai 7 is the one 25.6 MW building that publishes both an IT and a facility figure — 25.6 and 38 MW. That is how the registry can say NAV1C, at 25.6 MW, carries about 38.4 MW of facility load without anyone at NTT ever stating it.
4What this phase is worth
Two buildings at 41.6 MW of IT, inside a 150 MW campus plan, three years past schedule.
| Measure | Value | Basis |
|---|---|---|
| Announced IT load | 40 MW | operator, Q2 FY23 target |
| Listed IT load | 41.6 MW | 25.6 plus 16 |
| Facility load at 1.5 | 60 to 62.4 MW | derived from the house ratio |
| Share of the 150 MW campus | 40 to 42% | 60 or 62.4 of 150 |
| Campus delivered or building without it | about 30% | NAV1A plus NAV1B at 90.6 MW |
| Largest single building in the phase | 25.6 MW IT | NAV1C, about 38.4 MW facility |
Forty per cent of a 150 MW campus rests on a phase whose schedule has not been publicly restated since 2022. That is the same structural problem as NAV1B, one step further out in time — and it is the reason the NAV1 campus plan, which reconciles so neatly to 150 MW, is a plan and not a position.
The registry counts none of it. The building-level records for NAV1A and NAV1B carry the delivered capacity; the campus aggregate carries the plan; this record carries the gap between the two.

6Limits and open questions
- The 40 MW combined figure is the operator’s; the 25.6 and 16 MW split is from listings. Neither is adjudicated here.
- Q2 FY23 is treated as stale. The registry will not call this phase live or under construction on the strength of a 2022 schedule.
- NAV1C has a TIA directory address, which is evidence the site exists. It is not evidence the building is commissioned.
- NAV1D has no construction evidence at all. It is carried as planned.
- Facility load is derived at 1.5, a ratio proved by NAV1A and corroborated by Mumbai 7, not stated for these buildings.
- No rack counts, no floor areas, no PUE for either building.
- This is a short page on purpose. The public record is a capacity, a stale date, one address and a 1.6 MW discrepancy. Filling it with more would be invention.
