Chennai 2B is the second tower on NTT’s Ambattur campus: 17.4 MW of critical IT load, 2,500 racks, nine storeys — the exact twin of Building A, which has been live since 29 June 2023. Nothing has been published about it since the launch announcement. No construction start, no topping out, no commissioning date, no change to the campus page, which still presents 34.8 MW as a single undated total. The distinction matters commercially. If Building B is built, NTT has 34.8 MW of dated, rack-counted, cable-adjacent capacity in Chennai. If it is not, the campus is 17.4 MW and Tamil Nadu’s second-largest new hyperscale tower is a slide. This is a six-section page because the public record is a capacity and a twin. The registry does not pad it.

2A twin with no date

Everything about this building is known except whether it exists. That is a strange and common state for Indian data centre capacity.

Building Alive 29 June 202317.4 MW liveBuilding Bplanned, no verified stage17.4 MW plannedIdentical capacity, identical rack count, identical floor count. One has a date and the other does not.
Figure 1Two identical bars and one date. The registry counts the navy one and does not count the red one.
What is known, and what is not
KnownNot known
17.4 MW critical IT loadWhether construction has started
2,500 racksWhether it is commissioned
Nine storeys, twin of Building AWhen it would go live
On six acres, next to a live towerWhether it has a floor area
Campus total 34.8 MWWhether any tenant is committed

The campus page gives the answer to half of these and treats the other half as though it had already been answered. That is not deception; it is how a 2023 announcement ages when nobody updates it.

The registry’s job here is narrow and useful: separate the 17.4 MW that has been running for three years from the 17.4 MW that appears in the same sentence.

The one-line test

Ask an operator whether a building is commissioned. If the only published sentence about it is from a launch announcement, the honest answer is that nobody outside the company knows.

For Chennai 2B, that is where the record stands three years on.

3What Building B would be worth

If it exists, it is a known quantity — because its twin publishes everything.

That is a rare position to be in: a building nobody has photographed, describable to within a few per cent because its twin publishes capacity, racks and floors.

It is also worth noting what the pair would mean for Tamil Nadu. Chennai 2 at 34.8 MW would be one of the larger single campuses in a state this registry counts at 296.6 MW — and it sits next to CtrlS at 72 MW, STT at 68, Iron Mountain at 42, Nxtra at 46 and CapitaLand at 34. That is a corridor, not a market: roughly 260 MW of published capacity inside a few kilometres of Ambattur.

The land is bought, the twin is built, the cable has landed. The only missing input is a date, and the registry will keep the record open until there is one.

What to buy here
Nothing yet. Confirm the stage before any conversation about capacity
Where the capacity is
Ambattur, alongside the live Building A and a subsea cable landing
Who holds the answer
NTT Global Data Centers India commercial team
The one question
Has Building B started, and if not, what is the trigger — a tenant or a funding milestone
Why they will answer it
Half the campus is undelivered and the twin has been live for three years
Gridvik estimate
About 26.1 MW of facility load and 2,500 cabinets at 6.96 kW each, mirroring Building A. Labelled estimates on an unverified stage
What changes it
One dated sentence, or a construction photograph
All estimates are labelled as estimates. No tender dates claimed, no private contact data published.

5Limits and open questions

  • Stage is unverified. No construction, planning or commissioning evidence was found in the reviewed set.
  • 17.4 MW counts zero here and should never be added to Building A’s 17.4 MW to claim 34.8 MW of live capacity.
  • Facility load and floor area are derived from the 1.5 ratio and the 13,300 sq ft per MW constant, both of which are estimates drawn from other buildings.
  • The 2,500 rack figure is stated for the campus at 2,500 per building on the operator page; it has not been independently confirmed for Building B.
  • The 260 MW Ambattur corridor figure mixes published and planned capacity across operators. It is an aggregation for context, not a counted figure.
  • This is a six-section page on purpose. A capacity, a twin and an absence of dates is the entire public record.
