AirTrunk BOM2 at Mahape is 120 MW of facility capacity on 5.4 hectares, with 22,700 square metres of built-up area per building, a 220 kV substation and a declared design PUE below 1.4. It is the largest of the three Mumbai sites in the AirTrunk pipeline and one of the most land-efficient facilities in this registry at 9.0 MW per acre. It also sits in the most contested square kilometre in Indian data centres. Within the same Mahape and Airoli industrial belt: NTT’s NAV1 at 150 MW of plan, NTT’s NAV2 announced at 336 MW, CtrlS, Princeton Digital Group, L&T’s Vyoma site, and AirTrunk’s own BOM1 five kilometres away. Stage is unverified, as with every card in the portfolio. What is certain is the substation, the acreage and the efficiency target — and in a belt with this much capacity chasing the same grid, those three numbers are the whole competition.
1At a glance
29.0 MW an acre
Two AirTrunk sites now bracket the top of the land-efficiency table, and that is not an accident of geography.
| Measure | Value | Basis |
|---|---|---|
| Facility capacity | 120 MW | operator card, at least |
| Site area | 5.4 ha / 13.34 acres | operator card |
| MW per acre | 9.0 | 120 divided by 13.34 |
| Built-up area | 22,700 m² per building | operator card, building count not stated |
| Built-up per MW | about 2,036 sq ft | if one building, and an estimate |
| Substation | 220 kV | operator card |
| Design PUE | below 1.4 | operator card |
The 2,036 square feet per megawatt in the fifth row is deliberately shown with a heavy caveat. The card says 22,700 square metres per building and does not say how many buildings there are. If there are two, the ratio doubles to about 4,072; if four, it quadruples.
This is exactly the floor-area problem set out on record PRJ-171, in its purest form: a published area that cannot be turned into a per-megawatt figure without a building count that has not been published.
The acreage figure, by contrast, is usable. Nine megawatts an acre on 13.34 acres, with a 220 kV connection, is a site configured for wholesale hyperscale rather than enterprise colocation.
And the PUE is the same sub-1.4 declaration as the rest of the portfolio. Two AirTrunk sites with declared efficiency, four NTT buildings with none, and one registry-derived 1.48 — that is the complete state of PUE disclosure in the Indian market.
3Four operators in one belt
Mahape and Airoli are one industrial belt in Navi Mumbai, and this registry can now price the competition inside it.
| Operator | Recorded capacity | What it is |
|---|---|---|
| NTT NAV2, Airoli | 336 MW proposed | announced campus, 54 acres |
| AirTrunk BOM2, Mahape | 120 MW | unverified card, 13.34 acres |
| AirTrunk BOM1, Airoli | 62 MW | unverified card, 5.94 acres |
| AirTrunk BOM3, Chandivali | 48 MW | unverified, urban infill, 33 kV |
| NTT NAV1, Mahape | about 100 MW IT | four buildings, 150 MW facility plan |
| NTT NAV1A, Mahape | 30 MW IT | live since 2022, 5,000 racks |
| PDG and CtrlS | separate parcels | not linked to any of the above at parcel level |
The registry’s note against this record is specific and worth repeating: BOM2 shares Mahape geography with PDG, CtrlS and L&T Vyoma, and no parcel-level link has been established between them. Two sites can be five hundred metres apart and be entirely separate businesses.
What matters commercially is the aggregate. Between NTT’s NAV1 and NAV2 and AirTrunk’s BOM1 and BOM2, roughly 600 MW of published capacity sits inside one belt that currently has about 30 MW of dated, live building in this registry.
That ratio — twenty to one between announced and energised — is the single best summary of the Indian data centre market this file has produced, and it is visible only because both operators publish their pipeline at parcel level.
The constraint on all of it is the same: 220 kV power in Navi Mumbai. Every operator in this table has or needs a high-voltage substation on the same grid, and that grid is the reason the belt has taken six years to deliver 30 MW.

5Limits and open questions
- Stage is unverified. The operator card states no operating or construction status.
- 120 MW is facility capacity, at least — a floor, not IT load.
- The 22,700 sq m figure is per building and the building count is not published, so no per-megawatt floor ratio can be computed.
- Design PUE below 1.4 is a specification, not an operating measurement.
- No parcel-level link has been established between this site and the PDG, CtrlS or L&T sites in the same belt.
- The 600 MW belt aggregate mixes proposed campus plans with unverified facility cards and built capacity, and is indicative only.
- No rack count, tenant list or occupancy.
- What would close it. A stage statement and a building count. Two lines would resolve most of this page.
