Tower 2 at Airoli carries 37 MW of IT capacity behind 55 MW of gross power capacity. Those numbers are solid: they come from a fund filing dated 31 December 2025. The status is not solid. The same filing records the tower as under development. CapitaLand Investment’s 15 October 2026 release says the whole 108 MW Navi Mumbai facility is completed and fully leased, which implies Tower 2 has since come on stream — but no tower-specific commissioning statement has been located. This registry counts the 37 MW and refuses to resolve the stage. A capacity with a confident number and a disputed status is more useful than a confident status with an unverifiable number.

2What is filed against what is implied
| Document | Date | What it says | Strength |
|---|---|---|---|
| CIDCF acquisition filing | 31 Dec 2025 | Tower 2 under development; 37 MW IT, 55 MW gross | Legal, specific |
| CLI investor summary | 2026 | First Navi Mumbai development completed in 2025 as a 108 MW facility | Corporate, campus level |
| CLI press release | 15 Oct 2026 | Facility completed and fully leased to a global hyperscaler | Communications, campus level |
| Tower-level commissioning | none | — | Missing |
| Distribution utility energisation | none located | — | Missing |
There is a simple way to make this page look tidier: read the October 2026 release as confirmation and mark Tower 2 operational. It would also be a guess, and a guess hidden inside a capacity dataset is exactly the defect this product exists to fix.
The filing is ten months older but it is a legally prepared document about a specific tower. The release is newer and describes a campus. Neither is a commissioning certificate.
So the record carries stage_conflict and the 37 MW. A buyer who needs certainty on this tower has to ask CapitaLand, and now knows to.
3Seventy-one megawatts of IT in one node
| Tower | IT MW | Gross MW | Ratio |
|---|---|---|---|
| Tower 1 | 34 | 50 | 1.47 |
| Tower 2 | 37 | 55 | 1.49 |
| Both towers | 71 | 105 | 1.52 |
| Campus stated figure | — | 108 | — |
| AirTrunk BOM1, same node | 62 facility | 62 | — |
| Airoli published total | 133 | 170 | Mixed scopes |
Airoli holds 133 MW of published IT or facility capacity between CapitaLand’s two towers and AirTrunk’s BOM1, which is 17% of Maharashtra’s entire counted 786.4 MW in a single node of Navi Mumbai.
Tower 2 at 37 MW is the larger of the two CapitaLand towers by 3 MW, and it is the one whose status is disputed. That is the worst possible combination for a buyer relying on public data: the bigger number is the less certain one.
At the 1.49 ratio, fully energised Tower 2 would draw 55 MW from the grid. That is a load the local distribution network notices, and it is the reason an energisation date exists somewhere even though it has not been published.

5Limits and open questions
- Stage unresolved. Under development at 31 December 2025; implied complete by October 2026; never stated for this tower.
- 37 MW is IT capacity per the filing and is what the registry counts.
- 55 MW gross power is what the tower would draw at full load.
- The lease is evidenced only at campus level. No source attributes a specific megawatt to this tower’s occupancy.
- No floor area is published, so no density figure exists.
- 37 MW is counted once through this record; the campus aggregate is excluded.
- What would close it. One sentence from CapitaLand naming this tower and its completion period.
